I’ve always felt that Eastern Connecticut is one of the best-kept secrets in New England, and judging by the numbers we’re seeing this summer, the secret is definitely out. It feels like just yesterday I was walking the shorelines in New London, admiring the historic architecture and wondering when the rest of the world would catch on to the incredible value here. Well, that time is now. Statewide, we’ve seen the median home price jump 7.9% over the last year to about $458,000, with over 57% of homes selling way above asking. It’s a fast-paced environment, but I’ve learned that even when the market feels like it’s racing, the best move is to stay grounded and look at the long-term potential of these coastal and rural communities.

​If you’re looking at the Norwich-New London-Willimantic metro area, we are seeing a remarkably balanced market despite the heat. The median listing price has climbed to $479,000: a solid 6.4% increase from last year: but what I love is that homes are staying on the market for about 31 days. This gives you just enough breathing room to actually walk through a front door and imagine your life there without having to sign a contract on the sidewalk. In New London County specifically, prices are hovering in that high $400k range. I’ve seen buyers get discouraged when they miss out on a "perfect" listing, but in my experience, rushing a decision just to "win" a bidding war often leads to inspection headaches later. It’s better to be patient and wait for the right fit in a town that truly speaks to you.

​Heading a bit further north into Windham County and Northeastern CT, the growth has been nothing short of explosive. Windham County is currently leading the charge with a staggering 15.3% year-over-year increase, bringing median prices up to approximately $400,000. It’s a transformation I’ve watched closely: rundown farmhouses are being turned into stunning family homes, and the influx of energy into these smaller towns is palpable. Northeastern CT as a whole is sitting at a median list price of around $415,000. One of the biggest mistakes I see people make is thinking they’ve "missed the boat" on these lower-priced areas. Remember, quality takes precedence, and with inventory still tight at about a two-month supply, these inland gems are still offering incredible bang for your buck compared to the bigger cities.
